Clearstone Property
Probate properties often sit on the market far longer than they should. We step in, prepare the property properly, and manage the sale — so the estate gets a better outcome without the wait.
The process
A probate property that sits on the market for months costs the estate money and causes unnecessary stress. We take on the work of preparing and selling the property properly — so it sells at the right price, in the right timeframe.
Step one
Tell us about the property. We ask straightforward questions about the estate, the condition of the property, and your timeline. No obligation at this stage.
Step two
Where needed, we arrange and fund the work required to present the property at its best. Clearance, light refurbishment, presentation — handled by us, at our cost.
Step three
We find a qualified buyer at a fair market price and see the transaction through to completion. The estate receives the agreed sale price. Our fee comes from the proceeds once sold.
Why Clearstone
Most probate properties reach the market in the condition they were left in. That often means a lower offer, a longer wait, or a sale that falls through. Buyers factor in the work they will need to do — and price accordingly.
We take a different approach. We invest in the property, present it properly, and sell it at a price that reflects what it is actually worth. The estate benefits. We take our fee from the sale proceeds once the transaction completes.
We fund the preparation work ourselves. The estate pays nothing until the property sells.
A well-presented property sells faster and for more. That difference goes to the estate rather than being lost to low offers.
The property does not need to be cleared or cleaned before we get involved. We take it as we find it and handle everything from there.
We understand how probate sales work, the pressures on executors, and what solicitors need from the process.
From preparation through to completion, we handle it. You are kept informed without being burdened with the day-to-day.
We set out exactly how we work and what the estate will receive before any agreement is made. No surprises.
Who we work with
We work directly with all three. If you are an executor managing a property as part of an estate, a solicitor handling probate on behalf of a client, or an estate agent with a probate property that has been sitting on the market — we want to hear from you.
Managing an estate is time-consuming and often emotionally difficult. We take the property off your hands, handle the preparation and the sale, and keep you informed throughout.
We work constructively with solicitors handling probate estates. We understand what the process requires, respond quickly, and our approach is transparent and straightforward to document.
If you have a probate property on your books that is struggling to sell, we can step in and change the outcome. We work with agents — not around them — and respect existing relationships.
